Like I posted earlier, I wasnt aware that anyone that had a trade could advertise on here. Thought it was for tickets and misc. items. I dont see anyone trying to get electrical jobs listing their add on here. Plumbers? Dont see any of those either. But Ned gets a free pass to try and get real estate customers on this site.

Oh well, anyone with any common sense would run the other way. If the best that Ned can do is advertise on here and suggest to people that 100% loans is an option on buying a home just to get the 8k tax deal, he isnt an agent that an intelligent person would do business with. He keeps bashing me because I keep telling people his ideas are BAD. That makes me feel GOOD. Why would any person take advice from people who are out of touch with reality. Just like you dont take career advice from an unemployed person or financial advice from a broke person. He says he is an agent, many people have a license, that dont make them qualified.

Read the paper and you will see that Ned and his genius financial ideas are just plain irresponsible. He said FHA loans are at 97%, not far from the 100% he suggests. I believe the FHA loans are now closer to 90% if I am not mistaken, but I could be wrong, because the market is full of bad FHA loans too.

Home ownership is great, but only if your financially able to ride the ups and downs in the market. The days of buying today, selling next year and making 25 or 30% are gone, at least for the time being. Or refinancing and cashing out your equity to buy that new car. Many people continue to owe more than their house is worth, yet Ned suggests 100% financing. He is a real asset to the real estate market.

Just like last year when people got more money in their weekly paycheck when the IRS redid the tax tables. Guess what, unless you redid your withholdings, MANY of those people will now owe the IRS money when they file their taxes. Their weekly withholding went down, unfortunately, their yearly tax burden didnt.

Go ahead and call me names and bash me, it doesnt matter either way. When Ned convinces an idiot to 100% finance and that idiot defaults, cash flow people like myself will be there to pick up the pieces and add another piece to my growing pie. Just dont say I didnt warn you.

Nothing wrong with bettering yourself, its the American Dream. Just better pick a better real estate agent than one that advertises on a sports web site. I have seen many of your post and they dont give your real estate profession much support.

Lets see, I want to buy my dream home. Time to pick an agent for the most important purchase in my life. Do I pick a heavy hitter from Crye Leike. They have Stanley, Chet, Mary Ann, people who sell millions of dollars of properties every month. Or do I pick a fella from a sports forum who sold a couple of houses in 2007 when houses were selling like crazy. Your right, anyone that advertises on a sports forum MUST be good. After all, he says we should get 100% financing and he has a business card that says he is an agent.

You can call me all the names in the book, it doesnt matter. I just consider the source. But one name you will never call me. A CUSTOMER of an agent like you.

Tome Leatherwoods office workers sit around waiting on a house to close so they can have something to do. Real Estate closing offices are closing every month due to no work. The next wave of foreclosures is coming this spring when government programs to slow them down end.
I talk to lenders and closers every day. Its gonna be a long while before it gets better.

I am all for home ownership. Just trying to advise people to make sure they dont get in over their head, as many people do. And mainly to make sure they use a competent real estate agent. And you aint him.
