Sheesh the monthly fee goes on forever. I like to think that something gets paid off ( at least to the bank) and you do your own maintenance.

you don't pay property taxes where you are?

They are just a given. As a biz owner I pay property taxes up the wazooo
on store fixtures--freezers, walkin..etc that I'd have to pay to have hauled away.

Property taxes are tax deductible. HOA fees aren't.

Property taxes are tax deductible. HOA fees aren't.

They are if it's your home office. Some HOA fees also include utilities. Most include workout rooms, swimming pools, community rooms, patios, gated parking, sometimes 24-hour-security, storage space, parking spots (sometimes covered), and lawn and garden maintenance. And your HOA pays for common things like roofs, walls, plumbing, paving, whatever needs upkeep over time.

You're picking nits in that the point was it was open to the elements.

Have you been in one of the condos? If it's your cup of tea, then good. BTW, I am one of the biggest Downtown proponents you will ever find. I am moving there in a couple years. But I don't sugar coat things. I really like the original design by the Carlisles with got nixed.

Jeezus. Can you read? I was WRITING that, in fact, the condos HAD been exposed to the elements.

Beautiful building and great location.

When the high rise was initially being built, it was about close to complete with the exception of ventilation and some windows. Then it went into foreclosure and the building went untouched for a long period of time and was subjected to the elements.

I took exception with your wording that the building was "close to complete" and then sat in the elements. The structure was complete, but otherwise the interior was completely open to rain for years. Mold is sometimes deep within the walls, and deterioration of other unseen parts may not be known for years.

I believe only a portion of the HOA are deductible as they tied into the % of the residence used as that office. Just as utilities are.

I am certain if a place is selling condos for 3/4 of a million $, every possible care was taken to make the units safe and structurally sound. I seem to remember reading the floor plans were changed by the new owners. I imagine existing walls were removed and much of the interior was replaced.

You are correct about that. Thanks for the clarification. But then, if you deduct the cost of utilities, which some include, they become even cheaper.

I've made part of my living for 43 years off of lawsuits where things in homes and condos were warranted by the seller as A OK. ha ha I will never forget the large lawsuit many years ago where all the window air conditioning units were totally messed up at Trezevant Manor. I don't know what you read, but I believe the same strange floor plans are there that were originally in the plans. I know a lot about these units because at one time I was interesting in buying in there. Those $700,000 prices were for the penthouses. I do believe most of the other units were in the $300,000-$400,000 range.
